The following advertisement, which appeared in the Hull Advertiser on Friday, 26th December 1834, gives a good description of the extent of property owned by Richard Duckels at the time of his death.

On Monday, the 22nd of December, 1834, at the Banks' Arms Hotel, in Goole, at Two o'Clock in the Afternoon, subject to such conditions as shall be then produced,
The following very Valuable PROPERTY, situate in the Township of Hook in the County of York, late the estate of Mr. Richard Duckels, deceased, in Lots as hereinafter mentioned, or as may be agreed upon at the time of Sale.
Lot 1. A MESSUAGE or FARM-HOUSE, with the Farmstead, Outbuildings, and Orchards or Crofts thereto adjoining, containing 1A.3R.20P., or thereabouts, lately occupied by the said Richard Duckels, and situate in the town of Hook.
